TERMS & CONDITIONS

Paying For Your Trip
Full payment is required to secure your booking. There is a minimum two night fee at weekends and 3 night fee over bank holidays.  There is no charge for infants (under 3 yrs and in nappies). Same day bookings of one night stays may be accepted at our discretion.

Cancellation Policy
If a booking is cancelled due to a National Lockdown, we will continue to offer a cost-free opportunity to transfer your booking to another date in 2021. However, if for any reason another date cannot be agreed and we agree a cash refund, your payment less a £25 admin fee (per pitch) will be returned. A pitch is defined as the area required for 2 adults or 2 adults & 2 children. If a booking is cancelled more than 30 days before arrival, you will receive a refund less £25 (per pitch). If it less than 30 days, there will be no refund. As always, we recommend travel insurance to cover cancellation, loss, damage or injury. For furnished accomodation (including bell tents) if you cancel within 3 months of your stay, 50% of your payment will be returned. If it is under 3 months, there is no refund. We recommend travel insurance to cover cancellation, loss, damage or injury etc.

Furnished Accommodation
If you have elected to hire furnished accommodation, it's cost is on top of ordinary camping fees. It will include everything you need inside the accommodation (except for bedding), including air beds, a mattress protector for doubles, throws, cushions, rugs for the floor and a bedside table. If you cancel within 3 months of your stay, 50% of your payment will be returned. If it is under 3 months, there is no refund. We recommend travel insurance to cover cancellation, loss, damage or injury etc.

Force Majeure
We are not liable for refunds or expenses you incur in the event we are prevented from fulfilling your booking as a result of circumstances beyond our control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disasters, epidemics, health risks, or such similar events ("Force Majeure"). We recommend that you have adequate holiday insurance in place to cover this.

Arrival & Departure
The earliest check-in is 3pm,  the latest check-in is 10pm. Check-out is 11am on your day of departure. Please follow the address on the website for directions, but our campsites are on Google Maps. If you have problems finding the campsite, please contact us via email or telephone.

Day Visitors
We do NOT allow day visitors, except in exceptional circumstances! We have a total occupancy for each campsite and we strictly limit the number of visitors that we allow on site. We therefore cannot allow access to non-paying visitors, who will spoil the peace and tranquillity for all.

Vehicles allowed on Site
VW-sized campervans are welcome. We do not have access for Caravans, large Camper Vans or Motorhomes. Only one car per pitch

Dogs
We are happy to welcome dog owners, who have well behaved, non-yappy dogs which are ALWAYS on a lead. Owners of an un-attended dog (or dogs mess) will be required to leave and without compensation.

Campfires
Each pitch has a fire pit for you to use. We insist that all firewood burned on site is bought through us. We have plentiful supplies of firewood & kindling on site (£8 per bag). Our campsites are surrounded by woodland, which is under threat from destructive diseases such as Dutch Elm disease, Ash Dieback and Bleeding Canker in Horse Chestnuts. These may be spread by spores from burning wood and while we are sure our wood is disease-free, we cannot take the risk on wood from unknown sources.
We also do not allow processed wood, which are invariably polluting & include nails and other metal objects. Our meadows are grazed by livestock in the closed season and these can cause suffering and death.

BBQ's
We only allow BBQ’s that are off-the-ground, but you can have a campfire barbecue if you wish (bring a grid). Disposable BBQ’s are not allowed.

Anti-social behaviour
Non-accoustic music is not allowed (ie radio’s, phones, car stereo’s etc) and while we tolerate acoustic music, people must be considerate of their neighbours. Banter around the fire until the early hours is encouraged, but quiet time is after 2200 and before 7am (to include early-rising children!). Disorderly behaviour, gratuitous noise, shouting, singing or screaming will not be tolerated. We reserve the right to immediately ask you to leave should this occur. Hen & Stag parties are not permitted. We do not allow fireworks or Chinese lanterns.

Rubbish & Waste
We ask that all rubbish is removed from the site and you will need to bring bin bags with you. We manage our campsites sustainably and we cannot deal with large amounts of rubbish. Recycling centres open (9am to 6pm) 7 days a week. They are at Maresfield (TN22 2HN); Lewes (BN7 3PS); Forest Row (RH18 5DW) & Burgess Hill (RH15 8AR).

Personal Property & Injury
We cannot accept responsibility for loss or damage to personal possessions or vehicles during your stay. Neither do we accept responsibility for accidental injuries. Please be aware that there are ponds/lakes and tree swings on site, so children should not be left unattended at any time.

You will receive special offers/events during the year via email. You can opt out of these by clicking unsubscribe on the newsletter.
